One UNIVERSITY Place
Modern. Distinctive. Elegant.
In two buildings and grounds designed by award-winning Neumann Monson Architects, residents enjoy striking surroundings, sophisticated finishes, and secure underground parking in a highly desirable area.
Set back from Melrose Avenue by a wide tree-lined promenade, the south building’s two upper floors offer 24 condominiums, and at street level, attractive commercial spaces. One University Place is proud to have the following commercial and community elements: University Heights City Hall, Maggie’s Farm Wood-Fired Pizza, Dynamic Solutions, and Barre3 (coming soon).
Sited to enjoy views of the surrounding ravines, woods, and One University Place as a whole, the north building has five stories with 77 condominiums. North building residents enjoy a lobby area, lounge area, distinctive artwork, two levels of underground parking, two building elevators, and use of the gym space located in the south building.
One University Place is within walking distance of University of Iowa Hospitals and Clinics, University of Iowa Stead Family Children’s Hospital, Kinnick Stadium, Carver Hawkeye Arena, the University of Iowa College of Law, the University’s health college/research campuses, the University of Iowa College of Dentistry and Dental Clinics, and the Iowa City Downtown District.

A few of the sustainable strategies that the design team incorporated:
Photovoltaic arrays on both buildings for on-site renewable energy
Drought-tolerant, zero irrigation landscape design
Construction waste reduction and recycling practices, 75% of waste generated was diverted from the landfill
Low-emitting building materials (paints, adhesives, flooring) for improved indoor air quality
Overall the buildings are 30% more energy efficient than a code baseline building.
Key Building Facts:
